House Raises & Knock-Down Rebuilds

Finding land to build on these days is getting harder and harder, especially closer to the city.  You might be living in an area that you have grown up in, or you have your kids in school, or you work close to home.

A large renovation or a knockdown rebuild, might be a viable choice.  A knock-down re-build is as simple as it sounds.  The house gets knocked down that’s on your block, to give a clean slate to start from.  Cost wise you might be looking between $20,000 – $30,000 to knock a house down.

On the flip side, a house-raise and renovation might be another option you can go down.  Sometimes it is the only option due to the character overlays or council requirements of the building.  You can spend the same $20,000 – $30,000 by lifting the house up and keeping the existing structure.  This could also keep the value of the house on the block.

Once you do get your house up in the air, you can potentially double your living space.  The progress from there is about bringing the character of the existing dwelling down into the new parts of the building.

The structural elements of a house raise involve structural steel being installed when the house is being lifted. There are steel posts that support the house above, with a bit of temporary bracing until the wall frames are built.

The slab itself is designed by engineers and it is more of a conventional slab system.  The wall framing is similar to a house design, but it includes more bracing because you have to support a fair bit of load up top.

Over this side we have a block wall that is a fire separating wall in this instance, due to the neighbours being so close together.  This was a council requirement when the development approval came through for this renovation.
