Rebuild when the existing house fights what you want, renovate when it supports it. The deciding factor is usually not sentiment or even cost, it is how much of the existing structure you would end up keeping. Once a renovation touches the roof, the floor plan and the services, you are paying renovation prices for a new house without getting one.
When renovating wins
The house is structurally sound and the layout basically works. You are adding rather than rearranging, a room, a deck, a second storey where the existing structure can carry it. Character or heritage controls mean the existing house has value you cannot rebuild. Or you want to stay living there through the works and can tolerate it.
When rebuilding wins
You would be changing the floor plan substantially, which means moving walls, services and often the roof. The house has problems you cannot see, old wiring, plumbing at the end of its life, termite history, stumps or footings that are failing. You want the house oriented differently on the block, which a renovation cannot do. Or you want a full warranty on the whole structure rather than on the new part only.
The cost comparison nobody does properly
Renovations get compared to rebuilds using the wrong numbers. A renovation quote covers the work described. A rebuild quote covers a whole house. To compare them honestly, add to the renovation everything you will still be living with afterwards, the old roof, the old wiring, the old windows, and put a value on the fact that a rebuild gives you all of it new and warranted.
Then add the two costs renovations carry and rebuilds do not. The unknowns behind the walls, which is why renovation contracts carry more allowances. And the cost of living somewhere else, or of living in a building site.
What a rebuild actually involves
Demolition and removal, and if the house predates 1990 an asbestos assessment before anything comes down. That is a Queensland requirement rather than an optional extra, and we handle it as part of the process. Then approvals, then a new build on a block you already own and already know. The advantage people underrate is that you already know the block. You know where the sun lands in July and where the afternoon wind comes from, which is information most people buying a block do not have.
How to decide
Get a builder who does both to walk through the existing house with you and tell you honestly what is worth keeping. If the answer is the slab and not much else, you have your answer.
