Custom Home or Project Home? How to Tell Which One Suits Your Block

If your block is flat, regular and serviced, a project home will sit on it comfortably and cost you less. If it slopes, is acreage, is coastal or carries an overlay, a project design has to be modified until the saving disappears. The block usually makes this decision for you, not your budget.

What you are actually buying

With a project home you are buying a design that has already been drawn, priced and built many times. That repetition is where the saving comes from, and it is genuine. You choose from a list of facades, colour schemes and upgrades, and the further you go down that list the closer the price gets to a custom build.

With a custom home you are buying the design as well as the house. Someone walks your block, records the fall and the aspect and the constraints, and draws a home for that specific site.

Where project homes struggle

Not on price, and not on quality. Volume builders build a great many perfectly good homes. They struggle when the site fights the plan.

On a fall, a flat land plan needs cut and fill, retaining and spoil removal, and all of it is priced after you have signed. On acreage, the plan does not account for the driveway, the power run or the wastewater system, and it does not know where the house should sit. Near the water, standard specification does not include corrosion rated fittings or a higher wind rating. Under an overlay, bushfire or flood or character controls change windows, cladding, decking and levels.

Each of those arrives as a variation. A variation is a price set after you have lost the ability to walk away.

Where custom homes struggle

Time and decisions. A custom home takes longer at the front because the design has to happen, and it asks you to make more choices than most people expect. If you want to be handed three options and move in nine months, a project home is genuinely the better answer and any honest builder will tell you so.

The honest cost comparison

Compare like with like. Take the project home price, then add every upgrade needed to reach the specification you actually want, plus a realistic figure for site costs on your block. Then get a custom estimate priced from a survey. On a straightforward block the project home usually still wins. On a difficult one the gap often closes entirely.

The question that separates the two quotes is not the headline number. It is how much of each price is fixed and how much is an allowance.

The short version

Get a contour survey before you commit to either path. It costs very little and it turns every subsequent conversation from a guess into a number. Then ask both builders the same question about allowances and see who answers plainly.
